Dear Kirsty,
Apologies for not replying to you earlier. 99% of the 100s of replies I get to my blogs are spam, but I do go through them just in case a ‘real’ person like you has responded
I totally understand what you are saying of course, and when I am asked the question, especially on large complex conversions I have to make a number of assumptions which I have very little information on. If I price it too high then the client will invariably not come back to you and if I price it too low then it is this price the client always remembers further down the road when we do in fact have all the information and I’m the bad guy!
Every house is different and whilst I can give you an indication based on all of our previous work, I always tend to say between ‘x and y’ as its as honest, realistic and professional as I can be at this stage. If any contractor says differently then I would be very wary!
How did you get on with the farmhouse in the end? Did you buy it?

An insightful and refreshingly honest blog…. Of course the flip side is that we mere mortals often have literally no idea where to start to guess on the price of a build, particularly when it is something a bit different or unique so without someone with the considerable experience you clearly have to give us a clue we are entirely in the dark. It’s a catch 22 I can’t deny, but while we continue to dream you’ll continue to be asked the difficult questions!

Thats is terrible! Some clients can certainly be very difficult at times, but similarly I have some lovely clients too which I work very hard for
It’s also frustrating when a guy keeps saying he’s going to speak to you and never does!!!! I am free later on this afternoon for a chat if your free?

Hello Andy

I too find that you have to ‘bond’ with your client in order to work with them. If there isnt mutual trust and respect, then it just doesnt work out. What is particularly annoying is someone with whom you spend days and days, and then they buy privately, and then come back and ask you for the ‘after sales service’ which you promised….
